Income*   Each applicant must have a monthly income that exceeds three times the monthly rent. 2 most recent payroll stubs, Official Offer Letter of Employment, or a Tax Return will be accepted for verification.  This requirement will be waived for students (enrolled in a minimum of 9 credit hours) provided a parent/legal guardian has guaranteed the lease.  In order to have a parent guarantor the student status must be verified with a fee bill for the upcoming semester. Each roommate must qualify individually.

Application  Applications are to be completed by each adult applicant without omission or falsifications.

Background Check*  Each Applicant must complete/pass a criminal background check.

Application(s) must be free of all felony convictions.

Credit*   Each applicant must have good established credit history from approved Credit sources.  This requirement will be waived for students provided a parent/legal guardian has guaranteed the lease.

Residence    Applicant(s) must have good landlord references from any previous, non-related landlord (s) demonstrating stable history as a resident.

Employment*  Stable employment history. This requirement will be waived for students provided a parent/legal guardian has guaranteed the lease.

Occupancy  Maximum number of occupants per apartment size:

1 bedroom          2 occupants

2 bedroom          4 occupants

3 bedroom          6 occupants

4 bedroom            8 occupants

Age Requirements   All applicants must be 18 to apply and sign a lease.

Pets  Non-fundable and non-transferable pet fees.

Important: We do not rent to any felons, sex, or drug offenders.

All applications must be complete and accompanied by deposit and application fee.

All leases and lease addendums must be signed by approved applicant and (or) guarantor before moving in.

Applications will be reviewed according to Fair Housing Guidelines.

• Only parents and legal guardians may qualify as lease guarantor.

Legal Guardian must provide court documentation of guardian status.

Other relatives or friends will not be considered for guarantor status.

Breed Restrictions. No aggressive breeds shall be permitted unless approved. Aggressive breeds are identified by the National Center for Disease Control and include but are not limited to:Pit Bull, Rottweiler, German Shepard, Malamute, Doberman Pinscher, Chow Chow, Great Dane, St. Bernard, Wolf-Dog Hybrid, Pit Bull Type, Husky-Type, Alaskan Malamute and mixed breeds/cross bred animals of aggressive breeds.

We love puppies and kittens, but not what they do to our floors! Please bring proof of age. We ask that all pets be one year old or older with shots provided by a licensed professional. There is no weight limit or height limit, but please bring your pet to the community along with a photograph before your move-in date so that we can meet them! Showing proof of renter’s insurance with liability coverage is the final step in ensuring that Hart Apartments will be a proper home for your pet.
